Maintenance Superintendent

Responsibilities listed below are not inclusive. However, they are indicative of the type of activities normally performed by the Maintenance Superintendent.

Basic Function:

  1. Maintains physical condition of entire property.
  2. Assists property manager in performing his or her duties.

Relationships:

  1. Reports to Property Manager.
  2. Manages and supervises the maintenance staff.
  3. Maintains relationships with other staff members.
  4. Maintains relationships with suppliers, vendors and professionals servicing the company or property.

Responsibilities:

  • Supervisory Duties:
    1.  Prioritizes work orders;
    2. Establishes daily work schedules for maintenance staff;
    3. Follows up on work assignments for efficient, thorough completion;
    4. Maintains record to types and frequency of service requests received;
    5. Establishes emergency maintenance on-call schedule, and posts and distributes emergency telephone numbers;
    6. Maintains inventory of equipment, tools, and supplies;
    7. Makes management-approved purchases of supplies, equipment, and services.
    8. Makes regular inspections of the property;
    9. Notifies management of maintenance problems and recommended solutions;
    10. Assists in preparation of all maintenance-related records;
    11. Meets with office manager daily to report on status of all scheduled work;
    12. Assists in move-in and move-out procedures;
    13. Makes recommendations for contract services and services contract maintenance workers;
    14. Trains new maintenance staff members;
    15. Establishes preventative maintenance schedule;
    16. Maintains updated preventative maintenance information (e.g., location of extra parts for appliances, equipment serial numbers, service telephone numbers);
    17. Knows current condition of all vacant apartments;
    18. Holds regular instruction classes for maintenance staff;
    19. Keeps workshop or utility room clean, orderly, and safe;
    20. Provides role-model for maintenance staff by following all company procedures and presenting an appearance appropriate to the image of the property.
  •  Maintenance Duties:
  1.  Obtains thorough knowledge of power, water, and gas turnoffs, cleanout traps, fire extinguishers and fire hydrants;
  2. Assists in all aspects of the property’s maintenance, including grounds, custodial, preventative, corrective, deferred, and emergency maintenance:
    1. Maintains exterior and public lighting;
    2. Clears gutters and downspouts;
    3. Repairs structural wear and damage to buildings;
    4. Cares for lawn, plants, shrubs, and flowers;
    5. Cleans parking areas, sidewalks, alleyways, hallways, and common areas;
    6. Prepares vacant apartments;
    7. Paints;
    8. Services appliances, equipment, plumbing, electrical system, etc.;
    9. Picks up trash on property;
    10. Cleans garbage area;
    11. Watches out for the unusual;

Qualifications:

  1. High school education or equivalent.
  2. Minimum three years full-time maintenance experience.
  3. Ability to supervise, teach, and motivate staff.
  4. Willingness to perform any task that is required.
  5. Good safety habits.
  6. Working knowledge of electricity, plumbing, and carpentry.
  7. Familiarity with HVAC systems and various appliances.
  8. Good communications skills.
  9. Confident, positive attitude.
  10. Ability to interact with a wide range of people.
